What a Typical Inspection Includes..

 

Exterior Structure Components:

We will inspect the walkways, stoops, handrails, porches, decks, house lights, driveways , exterior siding, fascia and soffits, windows and window trim, horizontal and vertical trim, siding conditions, doors, outlets, faucets, gas meter, electric meter, electrical service entrance, damaging landscape

 

Site Grading and Elevation Grade to Siding:

We will inspect the grading conditions, difference of evaluation between grade and siding, possible sources of moisture intrusion

 

Roof:

We will inspect the shingles, roof edge-eves, flashings, valleys, vent pipes, gutters and drainage, skylights, crickets

 

Chimney:

We will inspect the weather caps, crown, flue extensions, flashings, siding or cladding condition

 

Attic:

We will inspect the framing components, rafters, sheathing, plumbing penetrations, joists, Insulation, ventilation, soffits, moisture conditions

 

Garage:

We will inspect the foundation, flooring, walls and ceilings, doors, windows, garage opening devices, safety features, firewall, flume barrier, outlets, wiring, garage doors

 

Interior Rooms:

We will inspect the flooring, walls and ceilings, doors, windows, lights, outlets

 

Bedrooms:

We will inspect the flooring, walls and ceilings, doors, windows, lights, outlets, closets

 

Hall and Stairs:

We will inspect the handrails, treads, flooring, walls and ceilings, windows, lights, outlets, clearances

 

Bathrooms:

We will inspect the faucets, fixtures, sink, tubs, showers, drainage, toilets, cabinets, shut off valves, traps, whirlpool, exhaust fans, windows, flooring, walls and ceilings, outlets, moisture conditions

 

Fireplaces:

We will inspect the Fire box, Flue at fire box, dampers, mantels, hearth, log starter, Compatible fuels, gas shut off  components

 

Laundry:

We will inspect the outlets, connections, laundry sink, faucet, supply lines, traps, cabinets, flooring, walls and ceilings

 

Kitchen:

We will inspect the built-in appliances, plumbing fixtures, sink, faucet, supply lines, traps, cabinets, counter tops, cabinets, outlets, lights, flooring, closets, walls and ceilings, doors, moisture conditions

 

Structural:

We will inspect the Construction techniques, foundation walls, flooring, moisture conditions

 

Intermediate Flooring:

We will inspect the sub floors, beams, joists, posts, stairs, sills, outlets, wiring conditions, windows, window wells, sump pumps, ejectors, bulk heads, moisture conditions

 

Crawlspace:

We will inspect the foundation walls, flooring, electrical wiring, plumbing lines, ventilation, moisture conditions

 

HVAC:

We will inspect the furnace, vents, combustion air supply, exposed exhaust vents, gas lines –Air Conditioning units, refrigerant lines, drainage, evaporator coils, temperature differential achieved,  moisture conditions, registers, ducting

 

Electrical:

We will inspect the main panel, sub panel, circuit breakers, wiring at panel, condition of wiring at panel, grounding

 

Plumbing:

We will inspect the gas components and lines, water supply components, water lines, shut off valves, pump function, waste lines, plumbing conditions,

 

Water heaters:

We will inspect the gas components, combustion chamber, water shut off valves, vent pipes, relief valves, age. 

 

Carbon Monoxide:

            We will test the indoor rooms for Carbon Monxide utilizing a sistificated meter.  This test is typical done in every room. Samples are taken at approx 3 ft form the floor.

Oxygen Saturation:

            We will test the indoor rooms for Oxygen levels utilizing a sistificated meter.  This test is typical done in every room. Samples are taken at approx 3 ft form the floor.

 

 

Additional Aspect of an inspection:

 Radon:

We will test the Radon levels a the lowest levels of the home utilizing a highly accurate method what the sample will be sent to an independent lab for testing. Please see the section “ What is Radon” for more detailed discription. 

Mold:

            We will inspect the property for evidence water damage and mold growth.
